• Pre-Purchase EMF Inspection (or Pre-Rental EMF inspection)  EMF testing is not included in a typical home inspection so this inspection needs to be done separately.  I can either test before you go under contract or during the inspection period although some people do end up having me test after the inspection period if that is the point at which they realized there was a likely problem with EMFs.

Why is it important to have a home I am going to buy/rent tested for EMFs?

Unfortunately, some homes have “deal breakers,” problems that can’t be mitigated or can only be mitigated at great cost.  It is better to know before signing on the dotted line as it can be very expensive (thousands) to get out of a lease or out of a housing contract after the inspection period has ended.

Why is it important to hire an EMF consultant when building a new home?

The most important step is making sure that you are choosing a home site that has low background levels of EMFs.  There are a number of factors EMF-wise to consider when choosing where to build and I offer virtual consults where I go through all of these factors and also things to avoid in your homesite search.  For clients within the Chicago area, I can also test the homesite in person to make sure it is safe.  I have had clients who chose a site based only on using one meter or looking at one database and spent years building a home that in the end could not be adequately mitigated.  Once you have chosen a low EMF site, I can work with your architect and builder to help design the home to be as low EMF as possible.  If you are already in the middle of the build (as most people who contact me already are), I can still offer advice at any stage in the process (choosing a different site, making suggestions to changes in your house plans, testing during the build process to give advice on changes) but if you are reading this and haven’t yet started in on the process, it is best to get advice as early as possible.

What is the process for having my current home tested?

I test the different types of EMFs commonly found in residential homes:

1. AC Magnetic fields (60 Hz), created by the flow of electricity through a wire or other metallic path (water pipe, gas line)
This is the kind the most well known type of EMF, that’s been around for 100 years.

2. AC Electric fields (60 Hz), created by voltage
This has also been around for 100 years, but is less well known

3. Radiofrequency fields (27 MHz – 10 GHz), high frequencies used for wireless communication
This type of EMF travels through the air and has been increasing exponentially in recent years.

4. Dirty Electricity (180 Hz -100 kHz), high-frequency voltage transients riding along the 60 Hz electricity provided by the utility company

I then focus on creating low EMF sleep sanctuaries so your body can rest and repair itself while you are sleeping at night.  I can also optimize your home office to make it as low EMF as possible.
